Located between the peaceful villages of Beckley and Northiam, our place offers a perfect rural retreat with easy access to nearby towns like Rye and Tenterden. Surrounded by the High Weald Area of Outstanding Natural Beauty, it’s ideal for walking, relaxing, and enjoying the slower pace of country life.

NollieWoods is just 20 minutes from the coast, explore, relax, or seek some thrills from the many watersports available.

You’ll find all the essentials nearby, including a village shop, cosy pubs, a café, and even the famous Bodiam Castle & Great Dixter House and Gardens just down the road. Free parking and good road connections via the A28 make it easy to explore the area, while train stations in Rye or Robertsbridge offer links to London and the coast.

Whether you’re here for a weekend escape or a longer countryside break, this is your base for comfort, charm, and quiet discovery.

I stayed with my teenage son and two dogs for two nights.Great place, loved the skate ramp. Only 4 min drive to local shops. 15 mins to Rye.Hosts had a helpful guide for places to eat plus what you can cook on their fire. Place was spotless, TV games etc. The dogs were happy in the garden they loved sniffing every blade of grass and enjoyed the sun on the decking. The kitchen area had everything we needed.Sadly we didn’t have a fire as there is a heat wave in Sussex! This place is super cosy and 10/10 would recommend

What an exceptional stay at NollieWoods! Lee and Terry have created something truly special with this property. Our entire weekend was peaceful and relaxed, and the house was perfect for our needs. Cozy, clean, comfortable, and so cute! We explored the surrounding area via their stellar recommendations, but also had ample time for chilling out, skating the ramp, and romping around the property with our two dogs. We’ve stayed in a lot of AirBnBs, but this one takes the cake. We can’t wait to come back!

We had a fantastic time. The location was beautiful for our little family of three. My husband enjoyed skateboarding with our little one and the accommodation was comfortable. We didn't want to leave.

A lovely airbnb, in such a peaceful location. Despite it being next to a camping site, in summer, we didn't hear a noise. It's well equipped, great for some cooking and BBQ over the fire pit. Sleeping situation was good, with the use of the caravan extra a benefit to our party - the click-clack bed is better for children or teens. Host was great, good communication and made it a pleasure to stay.

We loved staying at the cabin. So peaceful, beautifully presented cabin and garden. The kitchen veranda was such a lovely, cool place to hang out in the heatwave. Lee was such a lovely, friendly and responsive host. Thanks for having us to stay 🙂

We had the most magical weekend. The accommodation was beautiful and had everything we needed. Our 3 year old said he never wanted to leave and we felt the same. Lee and Terry were so welcoming and made sure we were comfortable. We will 100% be back as soon as we can. Absolute perfection.

Had an absolutely wonderful stay. Had a lovely morning in Rye town before heading over to Nollie. Hosts could not have been more accommodating. Gorgeous area, lovely and serene with the woods, cabin was lovely and of course the Mini Ramp was awesome! Such a fun stay, would highly recommend. Will definitely be coming back!

This was such a special stay for my daughter and I. The cabin is in a lovely little spot, Lee has got the balance of wild nature vs usable space spot on. The skateboard half pipe was an absolute hit and Lee’s kindness towards myself and my daughter (who was learning how to drop in) really blew me away. Cabin is lovely, outdoor kitchen, so a nice outdoors experience without any camping!!

What a bloody lovely place Nollie is! The cabin was stylish, cozy, clean with all bits and bobs you need and it was clean. The half pipe was awesome to have on the doorstep surrounded by the woods bursting with with birdsong. Lee was very attentive to anything we needed and she was very responsive. A beautiful part of the world and I'd thoroughly recommend a stay there.

We had such a lovely stay at Little Nollie. It was perfect for our first trip with our puppy. The cabin was fantastic, clean and spacious and the gated garden area meant our pup could explore. Lee and her family were brilliant hosts and communication was excellent!

We were made to feel at home and cared for before we had even put the handbrake on! This beautiful property was immaculate and the ramp was also a lot of fun. Just the reset we needed and will be sure to book again! 5 stars!!!

Cabin is in a secluded area, relaxing and peaceful listening to the birds. The Cabin was very clean and we really enjoyed the log burner, when it got chilly in the evening. Nice area to walk in.

We welcome up to two well behaved medium dogs, please do feel free to discuss with us however as we may have some flexibility depending on dog size etc.

Of course, this is fine. But do make sure you allow plenty of time between your expected check in and the delivery slot in case of any travel delays

We have two small local shops within 5 minutes drive. Our local independent supermarket is 10 minutes drive. None of the shops are within reasonable & safe walking distance
